Insuring Your Unit

Understanding the division between the Association's Master Policy and your personal HO-6 coverage.

Association Master Policy

Protects the general common elements and original building standards.

  • Coverage Scope: "Original Specifications" (finishes as originally built).
  • Standard Deductible: $25,000 Per Occurrence.
  • Wind/Hail Deductible: 3% of Total Insured Value.
  • Includes: Property, General Liability, Directors & Officers.
Note: Coverage is "Replacement Value" with no depreciation unless items are not repaired.

Your HO-6 Policy

You are required to obtain a Texas Condo Owners Policy.

  • Improvements: Covers upgrades made by YOU or PREVIOUS owners.
  • Personal Property: Furniture, electronics, jewelry, and art.
  • Deductible Gap: Pays your share of the HOA's $25k deductible.
  • Liability: Accidents occurring inside your unit.
Flood Warning: Ground floor units are strongly recommended to buy a separate Flood Policy.

Agent Checklist

Ask your insurance agent to verify these specific items are in your policy.

14-Day Seepage Exclusion

Ensure your policy does not exclude continuous water seepage >14 days. If it does, buy the endorsement.

Loss Assessment Coverage

Pays your share if the HOA levies an assessment for a deductible (e.g., the $25k master deductible).

Additional Living Expense (ALE)

Covers temporary housing costs if your unit becomes uninhabitable due to a covered loss.

Flood Coverage

Standard HO-6 policies exclude flood. Essential for ground floor units or storage.

Umbrella Policy

Provides liability protection beyond the standard limits of your HO-6 and Auto policies.

Loss of Income (Renters)

If you lease your unit, this covers lost rent if the unit is uninhabitable.
