Assessments

Your monthly assessment funds both the Operating and Reserves accounts. The operating fund handles routine, ongoing expenses, while the reserve fund is built up overtime for more substantial repairs, replacements, and unforeseen events.

Making Your Assessment Payment

All assessments are due in full by the first of the month. The Association provides a grace period and does not charge handling, interest, or late fees if assessments are received and posted by the sixth of the month.

Any payment not paid in full and posted by the sixth of the month is subject to a $99 handling fee and interest. The $99 fee pays WRMC's third-party collection vendor, TechCollect, and cannot be waived by the Association.

You have the following options in making your payment:

Online Payments Via Western Alliance Bank Payment System (WAB)

You can access WAB payment system directly from the portal by selecting the "Make a Payment" button on your Dashboard.

You have the following options for paying your assessment with WAB:

ACH Recurring Payment – You may have your assessments automatically deducted from your checking account every month on a fixed or variable schedule. This service is FREE until January 1, 2026. After January 2026, $1.95 fee per transaction.

ACH One Time – Pay your assessment online one time only. A service fee will be applied and is charged at the time of payment and is charged at the time of payment is $2.95.
One Time Payment with Credit/Debit Cards – You may make a one-time payment with a credit or debit card. A service fee will be applied and is charged at the time of payment: Credit Card service fee 3.5% and Debit Card flat fee $5.00 (Per Transaction)

Payment Using Online Bill Pay at Your Bank

If you currently use an online bill pay service through your bank, login to your bank’s online service and create a new payment profile that includes the following information:

Payee: Vine Condominium Owners Association, Inc.

Memo/Account number: Property Account Number (example: ABC12345). This information is outlined in your statement.

Note: Please allow for up to 21 days for the payment to be posted to your account.

Payment by Check

Checks may be mailed to Western Association Bank lockbox at the address below. Please include your remittance statement with your payment to ensure your payment is correctly addressed and processed.
