To support you in meeting your exterior maintenance responsivities the Association created a simple and helpful Owner Self-Check List. It’s designed to guide you in reviewing your unit’s exterior and identifying common maintenance items that may need attention.
The section outlines general maintenance responsibilities. However, before initiating any repairs, please consult the Maintenance Responsibility Chart available on the portal for specific guidance.
In most cases—even when maintenance falls under the Owner’s responsibility—architectural approval may still be required. To confirm whether approval is needed, either:
Submit an ARC Packet through the portal, or
Use General Request → Homeowner General Question to ask if ARC submission is necessary.
If you believe your maintenance issue is the Association’s responsibility, please submit a General Request → Work Order via the portal for review and follow-up.
Shutters, awnings, window boxes, doorsteps, stoops, porches, balconies, patios and exterior doors and windows or other fixtures designed to serve a single Unit but located outside of the Unit’s boundaries.
Sheetrock in Unit (walls and ceilings) and treatments on walls.
Exterior doors of Units including garage doors and front doors.
Trim work outside the garage door of a Unit including painting.
Front Door – Porch area outside the front door including the door frame, trim, ceiling finishing, lights.
Windows and Window boxes of Units.
Control Access at street entrance, if any.
Fences around perimeter of property.
Interior Streets.
Streetlights.
Sidewalks.
Landscaped areas designated as a Limited Common Element on the Plat and Plans Gutters and downspouts that serve multiple units.
Building foundations and patio slabs.
Landscaping and Common Area Drains
Owner’s Responsibility
Physical part of the roof located above the structural roof decking (i.e. insulation, roof membrane, flashing, etc).
All aspects of roof top deck including wrought iron railing fencing, wallboard and surfaces including Trex and other decking
Association’s Responsibility
Structural roof decking and other roof structural systems.
Roof parapets including parapet caps, items behind wallboard and structural components are the Association’s responsibility.
Owner’s Responsibility
All aspects of gutters that serve a single unit
Association’s Responsibility
Gutters that serve multiple units.
Owner’s Responsibility
All lath, furring, wallboard, plasterboard, plaster, paneling, tiles, wallpaper, paint, finished flooring, and any other materials constituting part of the finished surfaces are a part of the unit and are maintained by the owner of the unit. All other portions of the walls, floors, or ceilings are a part of the Common Elements and are maintained by the Association.
Association’s Responsibility
Where walls, floors or ceiling are designated as boundaries of a Unit, that portion of such walls, floors and ceiling that are Limited Common Elements assigned to all Units shall be maintained by the Association as a common expense.
Owner’s Responsibility
All aspects if located within Unit or exclusively serving Unit unless such utility lines and systems (including any utility meter) located outside of the exterior building walls of such Owner’s Unit.
Association’s Responsibility
All aspects of utility lines and systems (including any utility meter) located outside of the exterior building walls of such Owner’s Unit.
Any chute, flue, duct, wire, conduit, bearing wall, bearing columns or any other fixture partially within and partially outside the Unit boundaries
Owner’s Responsibility
Portion serving only that Unit and inside of the Unit
Association’s Responsibility
Portions serving more than one Unit*, however, such utility lines and systems that constitute Limited Common Elements, the Association shall maintain all utility lines and systems (including any utility meter) located outside of the exterior building walls of such Owner’s Unit.
Owner’s Responsibility
Within Unit boundaries, Limited Common Elements (e.g. roof, roof top deck) assigned exclusively to that Unit (excluding Yard areas).
Association’s Responsibility
General Common Elements, Yard areas, or pests impacting the structural common elements.
